How we review: Every home has been assessed against our published methodology. We look at build quality, materials, livability, and value relative to price. Home of Tiny is editorially independent.

£28,500 Under £30,000 is where tiny living starts to feel genuinely accessible. At this price point you're looking at shepherd's huts, garden rooms, THOWs, and smaller cabins. Some are weekend retreats. A few are viable as permanent homes if your expectations are realistic.
We looked at 118 homes on our database and found 14 under £30k. We then visited, photographed, or spoke to the builders of each one. What follows is an honest assessment of what you actually get for your money.

Common questions
Can you live full-time in a tiny home under £30k?
Some of them, yes. The Nomad One and Wren's Nest are both insulated for year-round use. But "full-time" at this price means accepting trade-offs: limited space, possibly no bathroom, and you'll need a site with basic services.
Do you need planning permission?
It depends on where you're putting it and how you're using it. A garden room within an existing property may fall under permitted development. A standalone dwelling will almost certainly need full planning permission. Read our
planning guide.
What's not included in the listed price?
Usually: delivery, foundations, utility connections, and optional extras. Budget an additional £3,000 to £8,000 for delivery and basic site preparation.
Can you get a mortgage on a tiny home?
Not a standard mortgage. Most tiny homes are purchased outright or financed through personal loans, specialist lenders, or builder payment plans.
